Booking Conditions:
1. General
The owners means Rossahilly House Company. The applicants
means clients applying to rent the property. Booking Form
means the booking form specified by the owners to be used
by all applicants.
2. Reservations
Applicants can reserve the property over the telephone but
the owners accept no responsibility whatsoever for such
reservations. No contract exists between them and the owners
unless the owners have received, within seven days, the
official booking form and the relevant payment in accordance
with and subject to the provisions of conditions 3.
3. Booking Procedure
Booking may only be accepted if made in writing on a Rossahilly
House official booking form when all questions have been
answered satisfactorily. For bookings made more than 8 weeks
prior to the arrival date a deposit of 50% of the total
rental price must be delivered with a completed booking
form. If a booking is made less than 8 weeks before the
arrival date, the full rental price together with the Cautionary
Deposit and any additional charges must be tendered at the
time of delivery of the booking form. In the event that
the owners do not accept an applicants offer, all monies
paid by way of deposit will be refunded immediately.
4. Final Payment
The balance and any additional charges are due 8 weeks before
the arrival date. A Cautionary Deposit of £500 (£1,500
for pets) is due with the final payment (see Condition 10).
Non payment by the due date will be treated as a cancellation
and the owner may re-let the property without reference
to the applicant who remain liable for payment of the full
amount on the same basis as in the event of a cancellation
(see Condition 5).
5. Cancellation
ALL APPLICANTS ARE ADVISED TO TAKE OUT PERSONAL CANCELLATION
INSURANCE.
Any request to cancel a booking must be sent in writing
to the owners. Whilst the applicant remains liable for the
final payment by the due date as shown on the booking form,
the owners will offer the property for let and will use
whatever means they onsider reasonable to re-let the property
for the period booked. The owner shall endeavour to re-let
the property in the event of a cancellation, if however
the owner is unsuccessful in re-letting, the cancellation
charges shall be made as follows:
More than 8 weeks notice of cancellation: 50% of full
rental
8 weeks or less notice of cancellation: 100% of full rental 6. Price changes
The owners reserve the right to amend the prices quoted
in the brochure, tariff form or website due to errors, omissions
or changes in the VAT rate.
7. Methods of Payment
Payment may be made by cheque payable to R. Houston in (£)
sterling only or by bank transfer to:

8. Authority to sign
The applicant acknowledges that they are authorised to sign
the booking form and terms and conditions form on behalf
of all persons who will occupy the property and that those
persons are aware of the terms and conditions of booking.
Each member of the party must be listed on the booking form
with their full name and any known allergies.
9. Risk
The owners shall not be liable for any damage or injury
caused to the applicant or any guests in respect of the
property or any amenity provided by the owner or for any
loss or damage to their personal belongings howsoever arising.
10. Cautionary Deposit
Applicants are required to lodge a cautionary deposit of
£500 (£1,500 for pets) with the final payment.
This sum will be held to cover any losses, damage and additional
cleaning charges that may arise if the property is left
in an unsatisfactory condition. Charges for extra services
may be deducted from this. The deposit less any deductions
will be refunded within fourteen days after the departure
date.

11. Duration & times of letting
Letting commences at 17:00hrs on the arrival date and ends
at 10:00hrs on the date of departure unless otherwise agreed.
12. Non-Availability of property
If for any reason beyond the control of the owners the property
is not available on the date booked (owing to fire damage
for example) or the property is unsuitable for letting,
all rent and charges paid in advance by the applicants will
be refunded in full but the applicant will have no further
claim whatsoever against the owners..
13. Discrepancies
In the event of any discrepancy between these conditions
and any other contents of the brochure, these conditions
shall prevail.
14. Additional Charges
It is the policy of Rossahilly House that any additional
extras incurred over and above the pre-payment are to be
settled on departure. There may be some late bills which
may not have been charged to the account prior to being
presented for payment and these will be forwarded for settlement
after the event. In the event of any unpaid extras, the
lead name/organiser will be held liable for their settlement.
15. Miscellaneous
- The lead name/organiser shall be responsible for the
orderly
conduct of guests during their stay on the premises.
Consideration must always be shown to Rossahilly House’s
property. Offensive or illegal behaviour will not be tolerated.
Failure to comply with this request will result in individuals
or
the entire party being asked to leave the premises. No
refund
will be made and there may be an additional charge for
repairs
and/or compensation.
- Where facilities or activities are booked with third
parties on
the applicants behalf, the owners will not be liable to
make any
refund should the fail or refuse to use them, for whatever
reason, and full payment must be made.
- Where facilities or activities are booked with third
parties on
the applicants behalf, the owners do so in good faith
but will
not be held liable should the standard of those services
prove
insufficient nor for the acts or omissions of such third
parties.
- If any items are delivered to Rossahilly House before
the
applicants stay, prior arrangements must be made with
the
owners and the person making the delivery. The owners
will
use their best endeavours for the safe keeping of such
items
and can only accept responsibility if a full inspection
of the
goods is made at the time of delivery.
- Any equipment or personal effects brought into Rossahilly
House by the applicant or guests remain at their own risk
and
the owners will not be liable in the event of any loss,
theft or
damage.
- The rental price of Rossahilly House is for the exclusive
use of
the House up to a maximum 14 persons.
- Rossahilly House is a non-smoking property and smoking
is
only permitted outside of the property.
- Due to the proximity of the Lough, all children must
be
supervised at all times.
- We welcome well behaved dogs, only by prior arrangement.
- All persons wishing to partake in sporting activities
during
their stay at Rossahilly House are advised to take out
a policy
of insurance to cover potential sporting accidents.
16.
Although every effort is made to ensure the accuracy of
the information contained in our website and brochures at
the time of printing, the owners cannot accept responsibility
for any errors or omissions and reserves the right to vary,
amend or cancel any of the arrangements featured should
such alterations be necessary.
